It is extremely important that contractors bidding be experienced in the type of painting you require. For example: If your project includes 35 duplex units, we do not recommend hiring a company who is only experienced painting single family residence.

Standard Operating Proceedures for Multi-Plex Units


Notifications

After we schedule your painting project, we institute a painting plan. Our company issues a general notice to the door of each residence. We notify in writing when the individual homes will be: (A) pressure washed, (B) painted, and (C) doors painted.

Pressure Washing & Surface Preparation

Pressure washing is used mainly for washing the surfaces free from dirt, oils, mildews, millscale, oxidation and loose and chipping paint (pressure washing is used mainly for washing substraits and not removing paint failures). When a building has mildew, it is treated with anti-fungal bleaches. To achieve a surface that is ready to paint, all loose and chipping paint must be properly scraped, wire brushed and/or sanded. These areas then need to be primed and patched (where applicable). We also caulk areas to prevent water intrusion as well as to improve cosmetics.

Masking & Tarping

Prior to painting, each home is masked and tarped using drop cloths, paper and plastic sheeting is applied to windows and other openings. This will protect areas from paint drips and overspray. We also use light weight covers to protect vehicles in the area.

Spray Painting

We apply the materials directly to the siding and eaves by using an airless sprayer and back rolling to work the paint into the surfaces to achieve a full coverage to hide to a detail finish. It is important to note that we do not thin any products unless the manufacturer specifically advises us to. We follow all manufacturer’s specs.

Trim & Door Painting

After completion of spraying, we immediately start painting the trim. Generally we start at the first group we sprayed and follow in the exact order the units were completed. Due to the fact that doors need to be opened to be painted, we setup a schedule for each individual home owner to paint their doors at their convenience.

Detailing & Final Inspection

We make sure that all lines are clean and that there are no missed areas. After the job is complete a final inspection is available (individually or jointly). For your convenience, at the end of your project we will leave five gallons of body paint, as well as two gallons of trim paint for future use

Maintenance Plan & Limited Warranty

For a period of three years from the date of completion of the project we will provide labor and materials during this term to provide maintenance services. Which includes, yearly inspections to check for weather wearing, chalking, cracks, loose paint, stains, dirt, mildew, graffiti, and environmental grim, etc. We will maintain your paint job for years to come. This is included with every paint job. All of our work is warranteed for up to five years.
